AI Boom Splits SF Housing in Two & America is Running Out of Honey?

In San Francisco, one buyer recently offered a full year of rent in cash for a two-bedroom apartment while another seller signaled willingness to trade a thirteen-acre hillside estate for shares in Anthropic rather than dollars.

AI cash reshapes Bay Area housing

Luxury homes priced between three and seven million dollars have risen 13.4 percent since ChatGPT launched in 2021, while lower-priced homes in the same region have fallen 3.8 percent. The split follows large liquidity events at AI companies. OpenAI’s roughly six hundred employees realized 6.6 billion dollars in share sales last year alone, with seventy-five individuals each taking home thirty million dollars or more. Pending luxury sales in the city jumped 48 percent year over year, and average luxury transaction prices reached 6.7 million dollars.

Because many of these buyers pay entirely in cash or even in startup equity, the segment moves independently of mortgage rates. One Chicago tech worker searching for a San Francisco rental doubled her budget to 6,500 dollars a month, only to lose a unit when another applicant wired twelve months of rent upfront. The same cash advantage is rippling outward: affluent buyers priced out of the top tier are moving into secondary cities such as Austin, Denver, Nashville, and Tampa, lifting prices there as well.
