First Rental in 2016, Financially Free in 2026 (Every Strategy I Used)

Erica Brown bought her first rental in 2016 by cashing out her 401(k), funding the renovation with a zero-percent credit card, and putting it on Airbnb before most people knew what that was. A decade later, she owns a diversified portfolio of short-term rentals, co-living properties, Section 8 houses, and a 20-unit apartment complex. But she is not trying to get bigger. She is selling off her weakest properties and accelerating to pay off the rest within four years—because her real goal is freedom, not unit count.

The episode traces her evolution from a banker raising three kids paycheck-to-paycheck to an investor who has tried nearly every strategy in the book. The conversation covers which strategies still work in today's market, why she believes Section 8 is underrated, how she tests a new approach before going all in, and why she is deliberately shrinking her portfolio rather than scaling it.

Buy with multiple exit strategies, not one

Erica’s core investing principle is deceptively simple: never buy a property that only works for one strategy. When she acquires a house, she evaluates it for short-term rental, long-term rental, co-living, and Section 8 before she writes the offer. The reason is that market conditions shift, local regulations change, and the strategy that made sense at purchase may not make sense two years later.

Show Notes

Ten years ago, Erika Brown bought her first investment property. Now, a decade later, she’s financially free, with a portfolio she’s slowly starting to scale down so she can do less, enjoy her life more, and build the early retirement lifestyle she had always dreamed of. But it wasn’t always like this.

Back in 2012, Erika was working at a bank, climbing the corporate ladder, with no thought of ever retiring before 65. She just couldn’t ignore one thing—every wealthy client at the bank was investing in real estate. They were on to something she wasn’t, so she tried her first house hack—fixing up a basement unit while raising three kids and working nine-to-five.

Then, a few years later, the real investing began. Erika did everythingshort-term rentals, Section 8 long-term rentals, cashing out her 401(k) to renovate, renting out rooms, buying up entire blocks. She gives her true, honest take on which strategies are worth the effort, which have a bad rap but strong cash flow, and why she’s scaling down, not up, only 10 years into her investing career.
